Prime Craftsmen LLC.– Terms of Service

Effective Date: 12/1/2025

By requesting, scheduling, or receiving services from Prime Craftsmen (“Company,” “we,” “us,” or “our”), the customer (“Client,” “you,” or “your”) agrees to the following Terms of Service. These Terms apply to all handyman services performed within the State of Michigan.

1. Scope of Services

Prime Craftsmen provides general handyman, maintenance, repair, and non-structural improvement services. We do not perform work that legally requires a state-licensed trade, including but not limited to:

  • Electrical panel work

  • Gas line work

  • Structural framing

  • Roofing beyond minor repairs

  • Major plumbing beyond handyman scope

We reserve the right to refuse any work that exceeds legal handyman limits under Michigan law.

2. Hybrid Pricing Model (Project-Based + Variable Hourly Rate)

All pricing is provided on a project basis, calculated using a variable hourly rate based on:

  • Type of work being performed

  • Tools and equipment required

  • Complexity and difficulty

  • Safety risk and access conditions

  • Urgency or emergency scheduling

Project pricing is based on estimated labor hours, materials, and job complexity. This protects both the customer and contractor from open-ended billing.

3. Hourly Rate Adjustments

Hourly rates may vary depending on service category, including but not limited to:

  • General handyman repairs

  • Electrical troubleshooting

  • Plumbing repairs

  • Finish carpentry

  • Specialty installations

  • Emergency or after-hours service

Applicable rates are disclosed and approved before work begins.

4. Estimates & Hidden Conditions

All estimates are based on visible and accessible conditions at the time of inspection. If hidden issues are discovered (including but not limited to rot, mold, faulty wiring, plumbing leaks, water damage, pest damage, or code violations), these conditions are outside the original scope and require a revised estimate.

5. Scope of Work & Change Orders

Services are strictly limited to the tasks explicitly listed in your written estimate, invoice, or work order.

Any additional work:

  • Requires a new written quote

  • Is not included in the original price

  • Must be approved before proceeding

  • Is billed using the applicable hourly rate

No verbal requests are considered authorized without written approval.

6. Minimum Service Charge

A minimum service charge may apply to all service calls, regardless of project size. This covers travel, setup, diagnostics, and administrative costs.

7. Emergency & After-Hours Service

Same-day emergency service, holiday scheduling, and after-hours work may be billed at premium rates above standard pricing. Emergency pricing is disclosed before dispatch.

8. Payment Terms

Payment is due upon completion unless otherwise agreed in writing. For larger projects, progress or milestone payments may be required.

Accepted payment methods may include cash, card, and electronic payments.

Non-payment may result in:

  • Late fees

  • Work stoppage

  • Service refusal

  • Collection actions

  • Legal recovery of unpaid balances

9. Cancellations & Rescheduling

Appointments canceled within 24 hours of scheduled service may be subject to a cancellation fee. Repeated rescheduling may require a non-refundable deposit.

10. Customer-Supplied Materials

Materials provided by the customer are not warranted by Prime Craftsmen. We are not responsible for:

  • Product defects

  • Incompatibility

  • Failure due to poor manufacturing

  • Incorrect product selection

Labor warranties do not apply to customer-supplied materials.

11. Property Access & Safety

The customer is responsible for:

  • Providing safe and unobstructed access

  • Securing pets

  • Ensuring required utilities (water, power) are active

  • Maintaining a safe work environment

We reserve the right to refuse or stop work if unsafe conditions exist.

12. Limited Workmanship Warranty

Labor is warranted for 30 days from completion unless otherwise stated in writing. This warranty does not cover:

  • Normal wear and tear

  • Customer misuse or modification

  • Acts of nature

  • Manufacturer product defects

  • Pre-existing conditions

13. Limitation of Liability

Prime Craftsmen shall not be liable for incidental, indirect, or consequential damages. Total liability is limited to the total amount paid for the services rendered.

14. Licensing & Permits

Some work may legally require licensed professionals or permits. Prime Craftsmen reserves the right to refuse any job that requires licensing or permits outside handyman scope.

15. Force Majeure

We are not responsible for delays or failure to perform due to circumstances beyond our control, including weather, power outages, supply chain disruptions, or acts of God.

16. Governing Law & Jurisdiction

These Terms are governed by the laws of the State of Michigan. Any disputes shall be resolved exclusively in Michigan courts.

17. Acceptance of Terms

By requesting services from Prime Craftsmen, you acknowledge that you have read, understand, and agree to these Terms of Service.
